Data centres built to international standards

NSART covers the data centre lifecycle: concept design to Tier III/IV, an EPI certification roadmap with 4Sight, build-to-suit construction and operation. We deploy GPU clusters inside the customer’s perimeter and create a digital twin of the facility for monitoring and operational decisions.

Figures for campuses in development are design values.

What we do

One team across the data centre lifecycle

From the first site study to daily operation, each stage follows a defined technical and certification path.

Design and certificationDesign and certification

Design and certification

We develop Tier III/IV concepts, apply TIA-942 requirements and prepare an EPI certification roadmap with 4Sight. The process covers 1,200 criteria across nine disciplines. Technical audits identify gaps in existing facilities and define the work needed for certification.

Build and operateBuild and operate

Build and operate

We deliver build-to-suit data centres from shell to white space, including power, cooling and DCIM. The operating model covers monitoring, maintenance and capacity control. Designs can incorporate waste-heat reuse where the site and surrounding infrastructure support it.

Sovereign compute and digital twin

We deploy GPU clusters on an open software stack inside the customer’s perimeter, including local-language model tracks. A digital twin connects the facility and its engineering layers to operational data, giving teams a working environment for monitoring, inspection and decisions.

Infrastructure planned for compute at scale

The Fizuli and Tbilisi campuses add about 145 MW of planned IT capacity; the planned Akkol cluster and operating sovereign-compute project complete the portfolio.

Akkol AI & Green cloud

A planned green energy and data cluster near Akkol combines a nearby LNG terminal for cooling with a gas-turbine plant and solar generation. The data centre is designed for Tier III/IV, a target PUE of 1.2 and waste-heat reuse. Its first phase is planned for 500 racks.

Fizuli Digital Infrastructure Campus

AS Group Investment provides the site, grid connection and on-site solar power. NSART designs, builds and operates the build-to-suit data centre. Three planned 30 MW IT phases use direct-to-chip liquid cooling and pair with 240 MWac of solar in total. The annual design PUE is 1.18, with phase 1 energisation planned for November 2027.

Digital Biliki Campus

Developed by Digital Biliki, an AS Group company, with NSART as technology partner and prospective tenant and operator. The 6 ha campus is planned for four separate Tier-boundary PODs. POD 1 is designed to Uptime Tier III; PODs 2–4 are liquid-ready for AI and HPC. Annual PUE is designed at no more than 1.5.

How we work

A defined route from site to operation

Each project moves through four connected stages, with capacity, resilience and certification requirements carried into operation.

  1. 1

    Site and power

We assess the site, available power, connectivity, climate and expansion limits, then align the findings with the required IT capacity.

  2. 2

    Concept and design

We set the Tier target, capacity plan, cooling approach and engineering architecture, then prepare the certification roadmap and design package.

  3. 3

    Build and certify

We manage build-to-suit delivery from shell to white space, commission the systems and coordinate the planned audit and certification stages.

  4. 4

    Operate and model

We operate and monitor the facility, while its digital twin brings equipment, engineering layers and operational data into one working model.

Our design and audit work applies TIA-942 and Uptime Tier III/IV design requirements. The EPI certification roadmap, prepared with 4Sight, covers 1,200 criteria across nine disciplines. ISO 9001 and ISO 14001 provide the quality and environmental management framework for delivery.
